In general, the top floor of a home is the hardest to get right in terms of temperature. That problem gets even worse the higher you go. Where most homes are two stories, a house with three stories finds its top floor even harder to maintain. That’s where our techs came in.

Ok, maybe terror is too strong a word. But, challenging is certainly appropriate when it comes to heating and cooling in this Everett, MA home.

The owner of this multi-family home wasn’t happy with his HVAC system on the third floor. This isn’t all that unusual. Getting the top floor of any home is tricky when it comes to climate control. A third floor is even tougher.

Many times, this happens because of where the thermostat is located. Often, there’s one thermostat governing the whole house. And, it’s usually on the first floor.

When that thermostat reaches the temperature you set, it turns off the furnace or central air. But, it’s not taking into account the second floor. Therefore, it’s turning off the unit before the other areas in the house are set.

This is why the upstairs is usually too cold in the winter. In the summer, a top floor ends up too hot. This is for the same reason along with the simple fact that heat rises.

For this home, those problems were even more pronounced. This was for a few reasons. First was the fact that this is a three-story home. Now, there are two extra floors of heat rising to the top, as opposed to just one in a two-story home. That makes it even hotter in the summer.

In the winter, the problem is a little different. This is due to it being a multi-family home. Each unit has different heating needs. It’s difficult, then, to get it right for all three. As a result, the top floor has it the worst.

For a long time, our homeowner was using electric heat and a window air conditioner n the third floor. These helped keep the living room up there warm in the winter and cool in the summer. But, it wasn’t quite cutting it.

He knew he was spending too much money to not get the results he wanted. And, the air conditioner was especially a problem. Not only was it not passing muster, it was way too loud.

Ductless systems work on the same basic principle as older HVAC systems. But, they do so much more efficiently and with less hassle. Here’s how:

A ductless system uses an outdoor unit connected to indoor units through small, flexible tubing. This is much less equipment than a furnace, air conditioner condenser, ductwork and vents. In this case, smaller is definitely better.

That takes us to the third floor. To remedy the situation in the living room, it just took one unit up there. Our techs installed a Mitsubishi wall-mounted unit up near the ceiling. Behind it is a small tube, no wider than an inch. It’s going through the wall, but you can’t even see it thanks to the actual unit.

That tubing travels down the house to an outdoor electric unit that delivers cold or hot air. And, that’s it.

The homeowner didn’t have to spend hundreds and hundreds more for a new ductwork scheme and to have new vents carved out in the walls. And, our techs didn’t have to disrupt the other families living there by building ductwork from the furnace in the basement to the top floor.

There are many things to love about a spacious split-level home in a small New England town: A picturesque plot of land at the edge of a wooded area. A big house with plenty of room to move around. The one drawback? Paying to keep it warm in the winter.

Our family had the kind of home that’s especially challenging to heat. It’s a large split-level home. One part of the house is two floors while the other is just one floor like a ranch. Underneath all that is a basement.

Since hot air naturally rises, it’s difficult to heat a home like this evenly. A stack effect occurs, where heat is drawn to the second floor of the house. However, here the second floor doesn’t span the whole house.

This results in heat moving toward one level of the house as it rises. The single-level portion ends up colder than the other half of the home. It’s common, then, to have uneven heat in these kinds of homes.

Adding to that is the fact that the home is isolated. When there are other houses there’s more heat overall being generated in the area. And, more structures block the elements, reducing wind chill.

Over the years, people have come up with a few ways to keep a home like this heated properly. Normally, for instance, a furnace turns on only when the temperature drops below a certain level. In this case, some people will leave it running on a low setting all the time.

This constantly produces heat, which moves through the whole house. But, running a furnace constantly drives up energy bills. And, the constant hum of a heater can get annoying after a while.

Another solution takes some construction. Some homeowners put doors at the tops and bottoms of stairs. This way, they can trap heat in certain areas by keeping them closed.

This usually works pretty well. But, it takes some tinkering to know which doors to keep open and which to close. Plus, not everyone likes the look of closed-off areas everywhere.

The ductless units are thin, rectangular pieces that mount easily on any wall. Unlike old system, they don’t use forced heat from a furnace, or cool air from an a/c condenser, coming in through big bulky vents.

Instead, each one receives hot or cold air from small, flexible plastic tubes. The tubes are less than an inch wide and connect to an outdoor or indoor unit. To install them, a tech just drills a tiny hole behind the unit where no one can see it.

Since they don’t require ducts and vents, they can be placed anywhere. And, each unit works independently. This allows them to use a “zoned” approach for even heating.

A unit a part in a cold part of the house runs until it reaches that temperature. But, a unit where it stays warm will turn off sooner, when that area reached 66 degrees.

Zoned heating can also let you heat or cool areas of your house differently. Each unit can be programmed to different temps. Or, you can leave some off completely.

This is great if you have a room or two you rarely use. Why spend money heating it as much as others? Set it to a lower temp, and then raise it when you’re going to be in it.

For a home this big, we started with two outdoor units. They’re Energy Star certified. This means they meet government standards for efficiency.

These two heating units are enough to power seven HVAC units throughout the home. The master bedroom and the rooms for their son and daughter each got their own unit. Then, more units went in the kitchen, family room, spare room and home office.

That’s a group of local utility companies that provide cash incentives for people to install energy-efficient HVAC systems. That group contributes a $500 rebate.

Sun rooms can go a long way for a home. They make your home look and feel much larger without the cost and work to make a full extension. And, with large windows they allow you to take in the sun and fresh air with the comfort of being indoors.

Heating and cooling a sun room

A sun room is, essentially, an enclosed patio. To create one, you simply build the room around the outside of your house. This is different from knocking down an outer wall and creating a full room.

However, that means this room doesn’t get heated or cooled with the rest of the home. In this case, our homeowner had gas heat. This is pretty much the most powerful way to heat a home. But, that didn’t help in this case. There are no vents out there.

Once the weather got cool, then, he wouldn’t really be comfortable. It was just too cold. That shaved away a few months of the year when he could use it.

Meanwhile, he had no central air in the house at all. That meant the room didn’t even get any extra cool air the rest of the house cooling off. Take off another few weeks in the heat of summer.

What our homeowner needed was a way to make the most of his room. But, he also didn’t to rework the duct work in his home to reach that room. That would be a huge project. It’d be expensive and take a lot of time.

Ductless  is a perfect solution for heating and cooling a space such as this. It has all the strength and versatility of a central HVAC unit. But, it’s flexible like a portable heater or window air conditioner unit.

And, in many cases it’s more efficient — and costs less — than either of those options.

A ductless system uses HVAC units that are placed on the wall to provide forced heat or cool air. That air comes from a condenser unit located outside the home. It travels through flexible plastic tubing less than an inch in diameter to reach the unit inside.

This is what makes a ductless system so versatile. Running that tubing is about as simple as running electrical wire. You can run it through the walls almost wherever you want.

You also won’t notice the tubing at all. We simply drilled the hole for it behind the unit. And, the unit itself is whisper-quiet. Since it doesn’t use an on-board fan like a window unit a/c, it doesn’t give that constant roar when it’s on.

The ductless unit is also easy to program. It has its own thermostat, so it works apart from the furnace. Our homeowner can turn it up when he’s using that room and turn it down when he won’t be in it for a while.

This makes it less expensive than if it were part of his central unit. If that were the case, he’d be heating the semi-outdoor room whenever the heat was on in the rest of the home.

A colonial-style home, as the name implies, is one of the oldest styles of houses in America. That also means it’s not exactly set for state-of-the-art HVAC. One couple in Malden, MA lived this every summer. 

Back when these were first around, people in New England were concerned with staying warm in the winter. Now with modern central heating, trying not to get overheated in the summer is a bigger issue. That’s why this couple calls NETR.

Cooling a colonial home

It’s not unusual for an upstairs room to be hotter than the ones below it. In certain colonial homes, that can be even more of an issue than with other house styles. This happens for a few reasons.

The first is basic physics: hot air rises. In the summer, an air conditioner pumps cool air into the home. Or fans move the air around in a room. Either way, the heat that was there needs to go somewhere. And, it goes up.

The scientific term here is “convection.” This describes the sort of heat transfer that occurs when air moves through the house and carries heat with it.

This especially becomes a problem in a home without central air. That was the case in this Malden, MA home. They were using fans and wall unit air conditioning units to make it through the summer.

This made uneven heating a big problem. Even with central air, it’s common for some parts of the home to be hotter than others. That’s because the a/c turns on and off according to a thermostat reading. But, since there’s only one thermostat, it keeps that area the coolest.

In this case, the couple used fans downstairs. They also had an air conditioner in the wall of their master bedroom. That took care of most of the house. The rear bedroom, however, was left out.

Now, heat that was moving made its way into that room on its way to the dormer above it. That made it hotter. And, just the simple contrast of being in that room versus the treated room made the difference really stand out.

Fortunately, there was an easy way to improve the temperature in that room. And, it didn’t require the cost and labor of installing a central air conditioning system

Ductless Mini-Split for Cooling

Ductless HVAC unit for cooling a Malden, MA colonial-style homeThe solution here was a Mitsubishi ductless HVAC system. Like the a/c the couple had in their bedroom, it only creates one small part of the house. But, it does so much, much more efficiently than that old unit.

Here’s how it works: With a ductless mini-split system, heat or cool air is transported from a condenser unit outside to a high-wall or low-wall air handler inside. But, this system doesn’t need the big, bulky duct work for central air or a furnace.

Instead, the air travels through skinny flexible tubing. The tubes are so small they run through the walls like electrical wiring. This makes it easy to install almost anywhere.

The air comes through an air handler in the room. These indoor units are long, but not nearly as deep as an air conditioner. This allows us to mount them just about anywhere. The tubing comes through the wall behind the air handler. This way, you don’t even see the hole for it.

This offers several advantages over wall or window a/c units. For starters, they’re much, much quieter. Since there are no fans working, it doesn’t make much noise if any at all.

They are also more energy efficient than those older models. Thanks to newer technology, Mitsubishi ductless mini-splits use much less energy to make a room cooler than older a/c units. This means they cost less money to run.

A zoned approach to HVAC

What made this Mitsubishi ductless system especially effective here is the “zoned” approach. We mentioned before how a house can get heated or cooled unevenly. When the entire system runs from one thermostat, you’re not measuring the different temps in various parts of the home.

The zoned approach with ductless mini-splits changes that. Each indoor unit handles only one area or “zone” of your home, and, each indoor unit has its own thermostat.

This allows you to control the temperature in each zone separately from the others. Sometimes, one room takes longer to cool than others. That indoor unit will run longer than the others so that the temperature in its zone matches the desired setting on the thermostat.

Outdoor unit for ductless HVAC unit installation in Malden, MAYou can also choose to not heat or cool a section of the house all the time. All you have to do is turn off that zone, or set the thermostat accordingly. That’s what this couple planned to do with the second bedroom.

Since it’s not used nearly as much as the other rooms, it didn’t always need to be as cool as the rest of the house. But, when someone was in it, they want to be comfortable. So, they can set the thermostat cooler.

A common HVAC problem in many homes is uneven heating. This occurs when it takes more heat to bring one area of a house up to the same temperature as another part.

When this happens, you have two options: Overheat some areas to make every area is at least at a base temperature you want. Or, set your thermostat to the setting you want and just deal with some parts of the house being colder than others.

This problem gets a little tricker with oil heat. Oil burns hotter than other energy sources. This means it’s more efficient at driving up temperatures. You could end up with a few really balmy rooms if you try to get the heat up everywhere.

And, in this case, letting some parts of the house stay chilly wasn’t that great. In this case, the master bedroom stayed very cold. That could make for some uncomfortable nights, especially in the dead of winter.
